10-Day Notice of Lease Termination

If a landlord wishes to notify a residential tenant that the tenant’s lease is being terminated in accordance with Chicago’s Residential Landlord and Tenant Ordinance (the RLTO) because the tenant has repeatedly disrupted the peace of other tenants in the building, this 10-Day Notice of Lease Termination may be used. This form includes practical suggestions as well as writing remarks. Tenants who persistently disrupt the tranquilly of the other inhabitants in the building may be held liable under the RLTO, which provides a remedy for the landlord. The landlord may send a notice to a tenant stating that their lease will terminate in 10 days, and the landlord can then terminate the lease and file an eviction lawsuit against that tenant once the 10-day period has expired, even if the tenant ceases the disruptive behaviour. 5-12-130 of the Chicago Municipal Code (d).
